Tucson City Council approves updated amendment to ADU code

TUCSON, Arizona (13 news) – The Tucson City Council approved changes to the ADU code amendment to align with state requirements passed under HB 2720.

Logan Havens is just one of several people in Tucson who have built an ADU.

After building it, he said his friends started asking him about renting it. When the city passed the first amendments allowing them, he said he became an advocate.

“We need this housing model. You can’t see it when you walk down the street. “It’s a really low-impact way to potentially double the density of our single-family neighborhoods,” Havens said.

Havens, who was one of the winners of the city’s model casing plan contest, said they currently have six ADUs in the permitting process. These can be used in a variety of ways, from offices to temporary housing.

“People want to build them as rental properties, but generally what we see is that most people just have a small, historic, small house and they need more space for one reason or another,” Havens said.

Now the city is making it easier to build it after approving amendments to the ADU code to meet state guidelines. This changes the height and size of the ADU, eliminates parking requirements, and changes the number of units per lot allowed.

“Two will be allowed per site, as well as the possibility of a third on lots larger than one acre. That third unit would have to be limited to one affordable unit, so that rents are affordable,” said Dan Bursuck, Planning and Development Services Administrator for the City of Tucson.

Bursuck said when used as rental units, they are often cheaper than surrounding homes.

He added that these new modifications are a good opportunity for the city.

“It’s an opportunity to help build a housing stock and provide more housing options in the city of Tucson, which is fantastic,” Bursuck said.
